Scattered Lot Partners
Own one or more buildable lots in the Charlotte or Greenville markets? Partner with Red Cedar to develop individual homesites. We bring the construction expertise, floorplan library, buyer pipeline, and sales infrastructure. You bring the lot. We build, sell, and split the profit.

Land JV — Entitlement & Lot Development
Joint venture on raw or partially entitled land. Red Cedar manages the full entitlement process including zoning, permitting, civil engineering, and horizontal development to deliver finished lots. Capital partners benefit from land-to-lot value creation with an experienced operator.

Target IRR: 25–40%
Community Development — For Sale
Equity co-investment in new community developments. Participate in the full lifecycle from land acquisition through home closings. Red Cedar handles all development, construction, marketing, and sales. Investors receive preferred returns with waterfall distributions at project completion.
